The operation, maintenance and management of a resort is evenly divided among all owners through the annual membership dues.. The charges includes reserves to pay for non-recurring costs such as furniture, landscaping and external repairs, as well as general resort maintenance, similar to the upkeep of a house.. Cost is determined by the developer or HOA (homeowners association). As such, it should be noted that when a developer manages a timeshare, the upkeep charges may be temporarily borne by the developer as a marketing investment. However, when the HOA takes over after some period, the fees may immediately rise without warning.

The cost of maintenance fees differ in accordance with the location and resort. Charges usually range between $200 to $1,000. According the American Resort Development Association, the average fee is around $400 a year.

What you need to know is that when you buy your timeshare, it is impossible to keep the same maintenance fee for the rest of your ownership tenure which is usually lasts for a lifetime for most deeded properties. I'ts inevitable that the $400 annual fee today will rise in the 20 years that you are part of the timeshare club. This is the current dilemma of many owners, who only considered the initial membership price without thinking of the annual charges that may rise overtime. Especially since the economic depression, a lot of members have found that they cant afford to pay the increasing maintenance fees. In some rare case, it can een become more expensive to pay those annual fees than renting the units for a week.

Perhaps the moral of the story is this: in considering a timeshare investment, look beyond the initial price. Long term investments like cars and houses inevitably entail rising upkeep costs, and so do timeshare properties.
