Rightmove.co.uk is a website which lists millions of Property for sale across the UK. It is the most powerful tool a home seller can use today to market their property for sale. Rightmove is the most visited property website in the UK, reaching an audience of over 6 million home buyers a month. In fact over 95% of all buyers start their search for a property For Sale on the Internet, surfing the top 6 property portals as follows:-
Rightmove – 6,313,018 unique buyers per month
Zoopla – 2,950,203 unique buyers per month
Findaproperty – 2,704,449 unique buyers per month
Propertyfinder – 1,350,874 unique buyers per month
PrimeLocation – 2,299,469 unique buyers per month
Fish4Homes – 1,292,246 unique buyers per month
So how can you advertise your property for sale on Rightmove? To advertise your property for sale on Rightmove you must sell your property via an online estate agent or a local high street estate agent. Rightmove do not allow private sellers to advertise, neither do they allow private house sales websites such as My Online Estate Agent, Tepilo, The Little House Company, Houseweb or Houseladder to advertise property for sale.
Rightmove’s terms of business dictate that an estate agent must visit each property to ensure the description, photographs and floor plan of a property comply with the Property Misdescriptions (PMA) Act 1991, a government legislative body that ensuresestate agents’ property descriptions are factual and correct. That way, even though Rightmove are not estate agents themselves, they guarantee a quality to the descriptions of their advertised properties for sale.
So apart from the extensive exposure that your property will benefit from by advertising on Rightmove (and all the other top UK portals via an estate agent), and the quality of your property advertisement itself, what other benefits are there to selling your property with an estate agent?
An estate agent will arrange your viewings and give you the option to either show people around your property yourself or they will conduct viewings on your behalf. Personally I would advise the first option, as you know your property and the local area better than an estate agent does. An estate agent will not give out yours or the buyers personal contact details, which means if you run into an awkward situation during the house sale process you will have a third party to act as a middle man and deal with things on your behalf. An estate agent will also carry out identification and mortgage checks on your buyer and they will contact any other estate agents and solicitors involved to confirm all the information given is correct and to push the sale through. This will ensure a much smoother and quicker sale.
A good estate agent will also regularly monitor the performance of your property providing your with a weekly report showing the number of clicks through to your property advertisement. Rightmove refer to this as CTR (Click Through Rate) - the term used to indicate the 'advertising effectiveness' of a property listing. It is measured directly from the summary view (e.g. property listing) to the detail view and it is displayed as a percentage. For example if your property appeared on a search results page 86 times, and 6 people liked it enough to find out more information (by clicking on the property to view the details) then the property would have a 6.9% CTR ((6 / 86) x 100 = 6.9%). Research indicates that there is a direct correlation between increases in CTR and increases in phone and email enquiries (e.g. more people clicking through increases your chance of converting them into viewings). CTR helps to quickly identify which properties are performing poorly and in need of more attention; whether that's rotating/adding more photographs, using a more engaging property description, changing the price or enhancing the listing.
But…local high street estate agents come at a HIGH cost, charging on average 1.8% (£4000 + VAT) to sell a property, and quite frankly their fees are unjustifiable. The alternative is to use a low cost online estate agent like emoveuk.com that has national coverage on Rightmove and carries out all of the above for a much cheaper estate agents fee of just £299.00 + vat.
