Well, this has been a pet peeve of mine for years, so I thought to share a little insight with everyone regarding the high costs of trash removal at your job site. As a veteran investor for Properties Central within the Worcester Massachusetts marketplace, I have run the gambit of situations when it comes to trash removal for my rehabs or home owner clean outs...It is a necessary cost of doing business, we have to get rid of the trash...But why does it have to cost so much?
When you order that open top dumpster, your trash company usually gives you several options as a flat fee! Maybe five tons of material maximum for a flat fee of say $650? Along with a delivery charge...You may have thought you were slick in negotiating and getting the delivery charge taken off...The bottom line, is this is where trash companies make their money...A little known fact, they know you are not going to use up that flat fee amount of 3, 4 or 5 tons that they quote you for the trash you discard. So, you’re asking? How do you handle this and not be sucked into a flat fee price that you won't use in the future?
Next time, tell your trash company you want to set pricing based on two components, haul & tonnage. If it is going to be long term use of say, 6-12 months then you would sometimes need to negotiate a small rental fee, but only if the container is being picked up once every few months during that period would it call for a rental.
Here’s an example I’ll share with you…Tonnage disposal in Central Massachusetts can be negotiated to between $85.00-95.00 per ton, with hauls ranging from $125-$145 per pickup (this is pickup and return of a 20-30 yard open top container at your job site). Depending on how far your location is from the dump site will determine the haul price ($125 fee would be for about a 15-20 mile radius), a long term rental would be approximately $35-$65 month if you can negotiate to use the container without it, more power to you!
