Roof systems typically receive attention only when they require maintenance. As the roof needs minimum maintenance and keeps the contents from one facility to dry and safe, responsible for maintenance and engineering have little think-or if the reasoning goes.

But manufacturers say that the roof is a bit to consider, especially if one considers systems monolayers. According to manufacturers, these systems continue to generate interest, partly due to cost advantages and performance they offer.

Although the varieties of a single ply have been around for over 40 years, only in the last decade has the potential system performance was achieved with the advent of new thermoplastic formulations. New folds are also cheaper, say the manufacturers, and particularly appreciated by consumers when they are Energy Star rated.

System Options

Single-ply exist mainly as two types: vulcanized rubber unweldable - almost all of which are based on a monomer, ethylene-propylene-diene monomer (EPDM) - and weldable thermoplastics such as vinyl chloride (PVC) and thermoplastic polyolefin (TPO ).

EPDM remains a popular choice of roofing because of its durability and economy, manufacturers say. Usually ballasted or adhered, EPDM systems have a proven performance record after decades of use.

PVC has also been around for decades, because of the PVC formulation, many manufacturers of roof recommended for installations that require chemical waterproof roof.

TPO is the fastest growing category of single-ply systems. Manufacturers say its market share begins to develop because the costs of TPO roofing are down and because of the many benefits of using the equipment.

Advantages of the system

"There is significant effort to TPO systems because of its ecological character, because it is a recyclable product, and because of its power-saving features," said Mike McAuley, national sales and director of versicolor Marketing Inc.

But the TPO systems are newer products that are not historical performance of some simple folds. Some manufacturers also say that the TPO formulations continues to be refined to improve the durability and weather resistance.

"Finally, the formulation of TPO is a balancing act between the flame in the formula and the stability of protective UV-light in the formula," said Brian Whelan, vice president of sales and marketing for Sarnafil.

McAuley agrees, adding that most if not all TPO systems remain in a "phase of gradual improvement." Manufacturers have developed formulations based sustainable, but to introduce small changes to improve certain qualities, including fire resistance.

TPO was first used more than 20 years for buried cable sheathing and protect the other sub-quality materials.

McAuley said institutional and commercial specifiers are learning performance TPO and often choose it over other mono-layers, because the costs are down. He said TPO material costs are higher than those of EPDM, but labor costs are lower installation.

Whelan said Sarnafil another reason for prescribing TPO is colorless because the versions often carry an Energy Star. To meet Energy Star

"A growing number of homeowners seeking the benefits of reflective roofs," said John Gardner, low slope roofing marketing manager for GAF Materials Corp. "You get the potential energy savings, with distinct environmental benefits and good public relations opportunities that also come with it. "

By reflecting solar energy, reflective roof reduces cooling loads in summer, saving money facilities. As an Energy Star roof, by definition, has a high emissivity - heat generation, rather than exploitation - it also reduces the heat island effect urban Whelan.

Clean water

Over time, however, the roofing materials accumulate dirt or mold, which reduces the reflectivity of the roof. To continue to enjoy the benefits of reflective roofing, managers should clean the roof, using a pressure washer at least once a year.

Mold is a sensitive issue for suppliers of roofing and maintenance similar, a manufacturer said. Some companies, such as fungicides or algicides Stevens use in the formulations of TPO in the fight against mold growth. But these biocides are not always prevent the accumulation of mold and mildew, and some may lose their effectiveness over time.

Other options exist mold eradication, particularly in the U.S. Southeast, where the geographic and weather conditions tend to support mold growth.

"Mold grows on all types of roofing materials, not just single-ply," said Whelan Sarnafil is. "We found that the water passed over zinc kills fungal growth. For pitched roofs, Sarnafil studies incorporating zinc strips so that the peaks a natural wash of rain kills the mold of roof. "

GAF is a family of membranes to combat against mold, and the company sets up a resource page of mold on its website to provide managers with information on strategies to combat mildew. Regardless of the methods used to prevent the accumulation of mold, manufacturers stress the need to wash their roofs regularly.
