If you plan to sell your home, there are a few things you can do that will certainly help your realtor sell your home quickly. You may notice in your neighbor that some homes sell fast while others are still sitting there after a year. What is the difference between the two homes that make this occur. The answer is that the sellers are more than likely listening to their realtor and doing all the things that makes their home more attractive to the buyer.
Curb appeal may be one of the most important factors that are often overlooked by many sellers. Walk around the outside of your home. What do you see? Do not look at the house as your home, look at it like a potential buyer. Does the grass need cut? Are the hedges in poor shape? Are there dead and flowers in the flowerbeds? Are there weeds around the yard or mixed in with flowers and bushes? Do you have dead limbs or debris in the yard? Are the gutters full of debris and hanging out of the gutter? Are the gutters in need of repair? Are the windows shiny or do they look dirty? Could the house use a fresh coat of paint? Is the driveway or sidewalks stained? The better your home looks from the outside the more inviting it is. Remember to write down the things you see that could be improved.
Now, walk up to the front door. Is there clutter outside? Is the porch clean and appealing? Does the doorbell work? Notice everything, a potential buyer will.
Once you are inside, look around the home. You do not want to see clutter. The less furniture you have in a room the better. The potential buyer wants to imagine their belongings in your home. Put up all the books and magazines except for no more than four on the coffee table. Remember, the buyers want to see all they can see. This includes baseboards, kitchen countertops, bathroom countertops, and even the back of the closets.
Make sure your home is fresh and clean from top to bottom including mirrors, carpet, light switches, globes, fans, appliances, and even inside of your cabinets. The potential buyer will of course look in the cabinets to see just how much room there is for their items.
Go through your entire home, look for scuffs on the wall, caulking around sinks and tubs, squeaking doors, and loose doorknobs. You want to make sure that all is working order and ready for the new owner.
Now, you are ready for the realtor to show your home. Your real estate agent will be able to give you a few more pointers for a quick sale such as lighting candles to ensure the home does not give the potential buyer an idea of what you had for breakfast or dinner.
