The men were also compelled to impress by not only dressing up but went even further by investing in new cologne and buying flowers (some even hired a limo). Why?? First impressions are most important at setting the stage to further the relationship.
Please bear the above scenario in mind when putting your house on the market to sell it.
Repair, clean up, dress up, smell good, arrange flowers, play soft music, take the pets out for a walk, give your property some kerb appeal. You are endeavouring to put your most valuable asset on show in order to negotiate a favourable price.
Please do not follow the agent and the purchaser around when the property is being shown to potential purchasers. Only reply to questions (if any) from the agent when asked; keep a low profile.
Very important, when appointing an agent and giving a mandate to sell your property, have a frank discussion regarding all aspects of the Property. Be honest about faults and defects and highlight the positive aspects. This could save you time and money. Make sure that you inform the agent regarding your absolute net selling price and occupation date. Insist on a recent deeds report regarding the selling price of properties in your area/complex. Do not fall victim to agents that promise you the world regarding unrealistic selling price to secure a mandate. The advertised price of Properties is almost never the selling price. The more accurate information an agent will have regarding your property, the more convenient it would be to conclude a sale. Do not allow your Property to get a bad name in the market with a fluctuating price and then become stale on the market. Insist upon a written marketing strategy from the agent and if the agent does not live up to it make sure your mandate allows you to dismiss them with immediate effect. Many times sellers do not realize that they also have rights when it comes to a mandate. The contract should not only be in favour of the agent. It is pointless being locked into a sole mandate for 3 months in the hands of an unprofessional agent. Also, get an undertaking from the agent that only pre-qualified buyers would be viewing your property.
Remember, you are employing the agent to sell your property. Insist that the agent supplies you with a proven recent sales records and proof of a valid Fidelity Fund Certificate.
Now you have employed a professional real estate agent; allow the agent to do the job. Please do not follow the agent and the purchaser around when the property is being shown. Ideally, clear off and keep a low profile. If you have to be present, only reply to questions (if any) from the agent when asked. The agent already has rapport with the purchaser and knows their needs, wants and fears. Leave it to the agent to negotiate. Should the purchaser ask you about the price, politely refer them to the agent in charge. The best would be to do a disappearing act whilst the agent introduces the buyer to your property.
In doing so, you would assist the sales process by allowing the parties freedom of speech. On many occasions buyers are intimidated by the owner’s presence and this inhibits them in asking questions or expressing opinions.
