If you live in Texas, there are ways by which you can bring down the amount of your property taxes. Dallas residents will need to visit the Dallas appraisal district office to obtain an appeal form. In lieu of a visit, you can mail a letter that states your protest of your property taxes. This letter would be sent to the Central Appraisal District. You are basing your opposition on the fact that the appraised value of your home, land and improvements is higher than what you believe the fair market value to be. The appraisal district has an obligation to equal appraisal. You can protest the amount of your property taxes on a yearly basis, to lower the taxes on your personal property.
You'll need to research the record card for your property when you visit the Central Appraisal District. Your property has its own card, just as every property does. This card lists all the information upon which your taxes are figured, such as lot size, building size, and amenities. You can obtain this information, or a copy of it, at the district office. There may or may not be a fee required to get the information from your record card. You may also be able to find some of the necessary information on your district's website, as well. If the information is not clear, you can ask any questions you may have of the staff at the district office. Any errors you find on your card are usable as a basis for your protest. It's impossible for every card to have fully accurate data for all the properties in the county.
You'll next want to establish the correct value of your property. In Texas, the appraisal districts generally recognize three ways to determine fair market value, if they will grant reductions of property assessments for taxes. Recent court rulings have aided in paving the way for recognition of unequal appraisal when they value properties. To prepare for your appeal, you'll want to analyze the market value and unequal appraisal.
After your protest has been filed, you'll receive a date and time for your hearing. This meeting will take place at the appraisal district office, and will be conducted with a staff appraiser. This is usually a short meeting, and when it's over, your appraiser will let you know whether he can lower your assessed property value. Usually, taxpayers receive a lower tax bill, after the appeal.
