Pearland, once a sleepy prairie south of Houston, this thriving town has now become one of the fastest growing suburbs of Houston.
Excellent Houston Real Estate Options
As far as Houston real estate is concerned, Pearland is quite a catch. Affordable housing, a close proximity to Houston and great schools all make Pearland an obvious choice for those individuals looking for their own little slice of suburban heaven.
Pearland hasn’t always been the place to be. In fact, just 10 years ago Pearland was little more than tract houses and a few stores. Fast forward to 2010 and Pearland has become home to some of the hottest Houston real estate around.
A Bustling Suburb
Pearland is now a bustling suburb, complete with medical facilities, restaurants and plenty of shops. From urgent care centers to large department stores, Pearland is quickly becoming a force to be reckoned with in terms of location and quality of life.
Because health care is a leading industry in Pearland, Hospital Corporation of America now has plans for a 260-bed hospital in the next 10 years. Recent developments have included a new police and municipal court building, as well as a Pearland campus of the University of Houston-Clear Lake.
The Population Boom
The popularity of Pearland is no better exemplified than in its population. In fact, since 2000, the population of Pearland has tripled, rising from 37,500 to more than 96,000. There are also about 40,000 individuals living in municipal utility districts outside Pearland’s city limits.
Although the traffic situation in Pearland and the travel times in and out of Houston are not appreciated by some residents, it does mirror the growth that this Houston suburb has experienced over the last decade.
Forbes magazine named Pearland the 34th fastest-growing city in the nation and the ninth fastest-growing city in Texas. From rice fields and cattle farms in the 1940s to a bustling Houston suburb in 2010, Pearland is now merely a shadow of its past.
Drive past any restaurant on a warm Saturday night and you can be certain it will be lively and packed. One thing’s for certain: Pearland is not the sleepy little town it used to be.
The real growth in Pearland came in the 1990s, when developers began snatching up large tracts of land in Pearland. The housing boom soon took off and so did Pearland.
There are still quiet sections of Pearland; namely, the east side. It is here that you can find older houses and a more rural feel. However, the west side of this Houston suburb has been transformed into many new housing developments and commercial establishments.
Sure, there are some residents who may miss the old Pearland, but there are more than enough families that are flocking to Pearland because of its excellent Houston real estate options and wonderful family atmosphere.
