Most states, except Texas, does not allow home inspectors. Be sure to include ashi inspector (American Society of Home Inspectors), or equivalent professional organization. Ashi is a strict criteria for membership on the basis of experience. Your home inspector is a licensed contractor, engineer or architect.
One of the reasons to use an inspector who is a good local reputation and the reputation that you want the buyers and their agents are comfortable with the inspector. This adds credibility to the report. Your agent should make the report available to buyers to check before you bid.
Make sure your home inspector shall return the property with the buyer to review the inspection report with them. It also encourages buyers to have their own inspector look at.
