It seems that for sale by owner real estate is increasing because a lot more properties are being sold without the help of a real estate agent? Why? Can you get a better deal? Yes and no. It all depends on the property in question.

When you search the internet looking at real estate for sale, you are likely to come across homes that are often labeled as FSBO homes. What exactly does this mean? It means the home is being placed for sale by the owner. It seems that for sale by owner real estate is increasing because a lot more properties are being sold without the help of a real estate agent? Why? Can you get a better deal? Yes and no. It all depends on the property in question.
Before buying for sale by owner real estate (whether it be a home, condo, or plot of land), you should take a few factors into consideration. These factors, which are outlined below, can give you a good idea as to whether or not you are getting a good deal.
Why go the for sale by owner route? You might not want to ask this question, but you can. Most times, the property owner intends to reap all the profits themselves; without a real estate agent there is no commission to give them from the sale. Other times, homeowners like being in control at all times. They can control which purchase offers to accept, they can control when the showings are, and so forth.
What is the assessed value of the property? You can find an accurate assessment of all for sale by owner real estate. Most sellers will provide you with this information anyways, but it is also public record. To ensure you get a good deal on for sale by owner real estate, the last record of assessment should be at or below the home’s selling price. The only exception to this rule is if you can verify that the homeowner did a lot of upgrading, remodeling, or repairing.
What is the fair market value of the property? It is great to check assessment figures, but do a little bit of research on area homes too. Did any homes recently sell? How much were they purchased for? Are any other similar homes for sale in the area? What is their asking price? It is common to see variance among for sale by owner real estate (even in the same town or on the same street). However, that difference is likely to only be a few thousands dollars. If it is around $20,000 or higher, stop and reconsider.
Can you get the home inspected? A home should always be inspected by a professional before you make an official purchase offer. Unfortunately, some interested buyers do get the runaround from for sale by owner real estate sellers. Why? They might have something to hide. It doesn’t mater whether you are buying a piece of land, an apartment complex, or a home, it should undergo all proper inspections. These are designed to protect your investment.
