The government of Dubai has started a process known as Ejari Online Registration, wherein residents of the country and their respective landlords register the residential contract with the government. Through this process, the tenancy agreement signed by both parties is recorded and registered, as per the rules of the Dubai government. Step 1: Settle Details With The Landlord
The first step is the come to an agreement with the landlord. Settle all the details before you begin the listing process as both sides of the party need a clear and transparent understanding of what is being registered with the government to avoid any possible altercations in the future. Details like length of stay, number of members, details of the tenants, details of the landlord, details of the property and other special details of the contract must be acknowledged by both parties.
Step 2: Log Online
To begin registering for this process, you must log onto the official website for Ejari Online Registration. Fill in the appropriate details in the correct column provided as per the website. There will be specific and separate columns for tenant’s information and for the landlord. Once you have submitted the respective details, you will need to upload the documents that are required for this listing process.
Step 3: Submission Of Documents
When submitting the documents for Ejari Online Registration you will need to submit the documents in a high quality and detailed format. The following documents must be submitted:
• Copy of the tenant’s passport if the resident is a citizen outside the GCC countries. If he is a member of the GCC countries, a valid national ID card will be sufficient
• Copy of the UAE visa if only the resident does not have a valid emirate ID.
• Copy of the original tenancy contract
• Copy of the recent DEWA bill also known as the utility bill for the electricity and water. This is normally filled by the landlord; however, if the resident is paying for this service, he will need to provide a stamped document for this process.
• Copy of the title deeds of the property
• If the resident is part of a company that is providing residency, a copy of the trade license of the company will be needed to be submitted.
If there are special instructions that are needed to be mentioned, there is a special section where the registrar can type in the requests.
Step 5: Official Listing
After all the details have been submitted and uploaded as per the online listing process, you will have to save the document and receive the unique request number. Pay the necessary fees and get the certificate for the listing. Your contract will be registered with the government system not more than 6 hours after submission.
