Make a Dramatic Change and Spend Less

Begin with basics when mulling over a home rehab project. Assess from ceiling to floors first. This is the first step in your home rehab project. If you have a 'popcorn' ceiling, consider either repainting it a bright white or hiring someone to scrape it and re-plaster it with a flat pattern. Don't forget to have a strong primer applied before your paint coat! Next, look at the walls and choose a neutral shade that will flatter open and airy tones and will go with any home accents. Make repairs to walls that have dents, nicks, or holes so they look like new again. Next, keep going with the floor covering: are the floors and baseboards in good shape? If they are, repaint the baseboards a nice white color to make the home look modern and attractive. If you plan to tear out and lay new coverings on the floors, consider stone tiles, because they are affordable per square foot and last much longer than carpet does. If you will be installing carpeting, choose a dense pile that is somewhere between brown and beige so that stains will not be as visible and the carpet will be resilient against crushing for a long time.

Remodeling your kitchen and bathrooms are the wisest fixes you can put into your home. If the cabinetry is in good structural shape, consider either refinishing the existing cabinets or buying new doors. If you will be refacing them, get a good power drill and detach the hinges and handles from the cabinet doors to free them. If needed, you can purchase new cabinet facing from your local do-it-yourself store. For bigger savings, re-stain your own doors. Again, remove the doors from the cabinets and then brush on a paint remover to the existing finish and scrape it off with a special scraper made from hard plastic just for this purpose. Once all trace of the old finish has been removed, sand the cabinets the beginning time with a detail sander using medium-grade sandpaper. A finishing sanding should be done with a fine-grade sandpaper after that. Rub the cabinets with a cloth to remove the dust and then apply a wood conditioner to the cabinets. To conclude, stain or paint the wood and complete it with two or three clear coats to protect the finished product from exposure to moisture.
