Your garage door is meant to withstand a certain amount of wind force, and debris impact; this is the door’s design load (measured in PLUS and MINUS pressures).
The designation of a Miami-Dade door code for design loads is established by the standards of Miami-Dade County. These design load standards are the most strict and extensive of any in all of Florida, as the Miami-Dade area is susceptible to more frequent and more powerful storms than any other area in Florida.

The very first question you should ask when installing a garage door is "What is the design pressure?"
If the answer for the door you are looking at is +mid-30's and -mid-40's, it is NOT a true Miami-Dade garage door.
Design loads determine the amount of pressure your garage door can take before it fails. Where you live determines how much wind pressure you can normally expect to impact your garage door. Here in south Florida as we all know, the amount of wind pressure we can expect in any given year is determined by the number and force of hurricanes.
All of the garage doors we install have design pressures of at least +45.9 and -49. This meets or exceeds the current Miami-Dade code accepted by insurers in Florida.
The designation of a Miami-Dade door code for design loads is established by the standards of Miami-Dade County. These design load standards are the most strict and extensive of any in all of Florida, as the Miami-Dade area is susceptible to more frequent and more powerful storms than any other area in Florida. As such, the Miami-Dade garage door certification is accepted as the top level of design load certifications. If your garage door meets the Miami-Dade design load requirements, it meets the highest requirements possible for Florida.
Were you aware that as little as 3 years ago, garage doors that were approved by Palm Beach County as meeting Miami-Dade impact standards are now being rejected for insurance renewal by many insurance companies in south Florida? And that many of the garage doors being approved today as meeting that same municipal standard will not meet the higher wind impact standards set by these insurance companies in as little as the next 12 months?
Worse still is the fact that there are some garage door suppliers who have managed to obtain a Miami-Dade impact certification for doors that do not actually meet the true Miami-Dade design load requirements. So when their doors are actually inspected by their insurers, the homeowners who purchased the doors in good faith are being denied hurricane insurance.
What insurance companies are doing is making sure of their own bottom line, by setting standards for storm insurance renewal that exceed the levels established by local and even regional governing bodies. They are in the business of making money as much as they are in the business of providing insurance, so it is not surprising for them try to set the bar as high as possible for storm protection to avoid having to pay out too many claims after a hurricane.
Most people do not understand that the difference between garage doors that meet today’s Palm Beach County code and a garage door that meets the highest impact requirements of insurers in south Florida is less than $200! In other words, for less than $20 per month you can make sure that you have a garage door that will be accepted by any home insurer operating in south Florida. More importantly, your home will be protected by a garage door of the highest wind and impact resistance.
Many people rely upon local government building code regulations to provide the requirements for building standards that will satisfy their insurance companies. The fact is that this is often not the case, and is certainly not the case regarding garage door wind impact standards. We have received many calls from people indicating that they are being rejected for insurance renewal based solely upon the impact rating of their garage doors, even though the doors met or exceeded those requirements when they were installed!
We are garage door specialists, and we understand the difference between county building codes and the maximum storm protection requirements for garage doors.
At The Garage Door King it is our policy to provide our customers with as much knowledge as they need to avoid future problems with their garage doors, including that terrible prospect of hurricane damage. We will never try to sell “cheap” garage doors simply to help someone save a few dollars today, while exposing those same people to possible future financial disaster. A pretty garage door the functions beautifully will not be of much use to you if you cannot insure your home due that door’s impact rating.
The Garage Door King cannot prevent hurricanes, and we certainly can’t write insurance for your home. What we can do is make sure that for the best value possible your home is both protected from those hurricanes and insurable.
